James worked with us on our planning applications for a self-build development in Maidencombe, Devon. Securing approval for our design took nearly two years and required two applications, an appeal and a hearing before the local planning committee. It was a long and difficult process but we were extremely pleased to receive planning permission in April 2024 with James’ help!
Our architect recommended using a planning consultant from the outset of the project due to the complexities of the site. The property is in a rural, coastal location adjacent to a conservation area (Maidencombe is one of only two rural village conservation areas within the Torquay area, the other being Cockington) and in close proximity to a listed building and a local nature reserve, the trees on the site are protected by a tree preservation order and a portion of the site falls within a flood zone. In addition, the local residents association was known to be particularly vocal in its opposition to development within the village.
As such, we needed a planning consultant who could help us to navigate each of these issues while ensuring our design addressed the numerous planning policies applicable to the site.
James was helpful, responsive and very generous with his time, making himself available to join numerous calls with other consultants to ensure everything worked from a planning perspective. He helped to guide us throughout each stage of the process and represented us at the local planning committee meeting which was eventually tasked with making a decision on our application. James kept the discussion at the committee meeting focused on the key issues and delivered a strong and persuasive statement in favour of our application. It was with much relief that the planning committee unanimously decided to approve our second application and we are excited to finally be able to start work on the project!
